How selling works

  1. Step 1

    Price it right

We review recent sales of similar homes nearby, current competition and market conditions, and recommend a price that attracts buyers without leaving money behind.

  2. Step 2

    Get it ready

Small repairs, a deep clean, decluttering and fresh paint where needed usually pay off. We'll tell you what's worth doing and what isn't.

  3. Step 3

    Market it

Professional photos, a strong listing on the MLS and major home search sites, and showings scheduled around your life.

  4. Step 4

    Review offers

We compare offers on more than price: financing, contingencies, closing date and how likely each buyer is to close. Then we negotiate for you.

  5. Step 5

    Inspections and appraisal

The buyer inspects the home and may ask for repairs or credits. If they're financing, the lender orders an appraisal. We handle the back-and-forth.

  6. Step 6

    Close

The title company prepares the paperwork and pays off your mortgage. You sign, hand over the keys and receive your proceeds.

Costs to plan for

  • Real estate commission, which is negotiable
  • Florida documentary stamp tax on the deed
  • Title and settlement fees; in Palm Beach County the seller typically pays for the buyer's owner's title insurance policy
  • Payoff of your mortgage and any other liens
  • Prorated property taxes and any HOA or condo fees through closing
  • Repairs or credits negotiated after the buyer's inspection

Florida things to know

  • Florida sellers must disclose known problems that materially affect a home's value and aren't easy for a buyer to see.
  • Gather your documents early: permits, roof and system ages, warranties, insurance history and HOA or condo documents.
  • Selling in a condo or HOA community? The association may need to approve the buyer, which can affect your timeline.
  • If you're leaving a homesteaded home, ask a tax advisor how that affects the property taxes on your next home.
