How buying works

  1. Step 1

    Set your budget

Talk to a lender and get pre-approved. Plan for the full monthly cost, not just the mortgage: property taxes, homeowners insurance, flood insurance where needed, and any HOA or condo fees.

  2. Step 2

    Choose where to live

Tell us what matters most: commute, schools, water, walkability, quiet. We'll narrow down the neighborhoods and communities that fit.

  3. Step 3

    Tour homes

We set up showings, point out what to look for, and pull the sales history so you know what a home is really worth.

  4. Step 4

    Make an offer

We'll recommend a price and terms based on recent sales, then negotiate for you. A pre-approval and a clean, well-written contract make your offer stronger.

  5. Step 5

    Inspections and appraisal

Get the home inspected during your inspection period. Your lender orders an appraisal, and your insurer may ask for a 4-point or wind mitigation report.

  6. Step 6

    Close

The title company handles the closing. Do a final walk-through, sign, and get your keys.

Costs to plan for

  • Down payment, which depends on your loan type
  • Closing costs: lender fees, title and settlement fees, recording fees and prepaid taxes and insurance
  • Inspections, and an appraisal if you're financing
  • Homeowners insurance, and flood insurance if the home is in a flood zone or your lender requires it
  • HOA or condo association fees, and any special assessments

Florida things to know

  • If the home will be your primary residence, apply for the homestead exemption with the Palm Beach County Property Appraiser. It can lower your property taxes.
  • Insurance costs vary a lot by home age, roof and location. Get quotes early, before your inspection period ends.
  • Buying in a condo or HOA community? Read the association documents, rules, budget and reserves before you commit.
  • Ask about the roof's age and the home's flood zone. Both affect insurance and resale.
